The signing of the main contract and payment of the full cost of the object occurs after agreeing on all issues regarding the expert assessment of the condition of the object. By signing the contract, the buyer does not become the registered owner of the property (registered rights have priority in Sweden), but receives rights to the property. To register ownership of real estate, you must contact the National Land Registry. Documents are drawn up in writing in two copies. The presence of two witnesses is mandatory, who, if necessary, can confirm the integrity of the parties to the transaction.
Immediately after signing, you will need to transfer 10% of the value of the property to the owner. This is a kind of collateral. Therefore, if you refuse the deal for some flimsy reason, this amount will not be returned to you. Valid reasons in this case include damage to the apartment/real estate that was not identified during the initial inspection. These damages may also warrant a price reduction.
After you pay the seller the remaining amount, within three months from the date of signing the contract you will need to obtain a lagfart - a certificate of transfer of ownership. This can be done by contacting the registration office of the National Land Registry. To do this, you will need to take with you the original and a copy of the purchase and sale agreement, as well as pay an on-site fee of 80 euros and a fee of 1.5% of the tax value of the property.
