Before examining the advantages and disadvantages of private houses, it makes sense to stipulate the criteria - we will not talk about remote villages and houses of the previous generation with amenities in the yard. We will not talk about settlements with no infrastructure, from which the nearest store or hospital is a hundred kilometers away. We will consider modern country houses with all amenities, located either where there are schools, shops, first aid stations or hospitals, or where it is possible to quickly reach the mentioned institutions.

With regards to work, there is no work either in gardening partnerships or in cottage villages, and even in average villages it is difficult. Living outside the city, they work either remotely, which is especially important in the current realities, or in the city (district center), traveling by car to the city center even faster than from the outskirts by public transport. And the accompanying difficulties are calculated even when choosing a site for construction or with a finished house. Now let's move on to the pros and cons of living in a country house, starting with the positive aspects.

It won't be free

The increased demand for the “fence” expectedly led to an increase in its cost. Despite the fact that in the summer of 2021 Russians could easily move around the country and even travel beyond its borders, many chose dachas and used the warm months specifically to select suitable options. Because of this, the cost of suburban real estate on average across the country increased by 5 percent by autumn, to 7.1 million rubles for a standard home (data from CIAN; available to Lenta.ru). Back in early June it cost 6.7 million. Apartments on the secondary market over the three summer months increased in price noticeably less - 2 percent.

Country houses are most actively rising in price in the south of Russia (plus 27 percent to the price level of last summer; a standard lot costs 10.18 million rubles), in the Central District (24 percent; 7.6 million rubles) and the North-West (plus 23 percent; 9.84 million), analysts calculated. In the Southern District, the record holders for growth were the Krasnodar Territory, where the cost of the “fence” increased by 54 percent (to 20.46 million rubles), and Sevastopol (by 37 percent, to 17.53 million). Increased demand, generated mainly by “remote workers” and those who, before the pandemic, preferred to vacation in warm countries, allowed owners to rewrite price tags.

According to the Restate.ru database, in the third quarter of 2021, ten out of 15 regions bordering cities with a population of over a million showed an increase in prices for country houses. The cost of offers in them has increased within three months in the range of 8-30 percent. Most of all - almost twice - in the Moscow region (up to 48.3 million rubles per lot). “The surge is also due to premium-class houses. In elite cottage villages, properties worth over half a billion rubles are going on sale, and they are dramatically changing the overall price picture,” experts point out.

The trend towards higher prices for fences has not affected only a few regions. This is, for example, the Leningrad region, where prices increased by only 1 percent in July-September (on average a house there costs 10.8 million rubles). Two large locations went into the negative: the Krasnoyarsk Territory, where houses fell in price by a percentage (to 4.9 million), and the Chelyabinsk Region with a 6 percent drop in the quarter. “This million-plus population is almost the only one in the country where the situation in all real estate segments remains virtually unchanged, and prices did not rise even during the period of market activity,” states Restate.ru. A house near Chelyabinsk costs on average a modest 3.2 million rubles.

  • in the case of several sewer risers, it is allowed to combine the components from above and equip the system with one drain pipeline;
  • the sewer outlet should not be connected to the firebox or exhaust ventilation in the building;
  • The best place to lay pipes is a hollow wall of a house. When installed near window openings or balconies, the smell may enter the house. If there is no empty wall, the distance between the windows and the sewer pipe outlet must be at least 4 meters;
  • if the roof of the house is pentagonal, the chimney should not be laid under the eaves slope, the structure can easily crack from falling snow;
  • Installing the upper part of the hood with a partition ensures that ventilation is blocked in winter. Condensation forms on the partition, and when it freezes, it blocks the outlet and air enters the premises.

The outlet is made of the pipe from which the common riser is made, and is a continuation of the pipe, leading it outside. The use of cast iron is undesirable, since the material is prone to corrosion and there is a risk of complete corrosion and collapse of the pipe; it is best to make the exit out of plastic.

Advice! The chimney must be insulated. Of course, it all depends on the region and temperature fluctuations. However, even with slight frosts, insulation will not interfere in areas where sewerage is used only in the warm season.

What should the diameter of the drain pipe be?

The diameter of the sewer riser is the main characteristic that should be taken into account when selecting and designing the system.

The basic rule of size: the minimum diameter should not be less than the cross-section of the sewer riser (if the riser has a diameter of 250 mm, then the fecal pipe must have the same size).

Popular sizes in the construction of one- and two-story houses are pipes with a cross-section of 50-90-100 mm. This is enough if the house has:

  • sewer riser with a diameter of 100 mm;
  • sink (kitchen) with drain pipe 50 mm;
  • shower drain;
  • washing machine.

Selection by material

Pipes made from the following materials are usually used for laying sewer risers:

  1. PVC. Plastic products are easier and faster to install and are cheaper in cost. Plastic is gradually replacing cast iron - new systems are usually made from this material.
  2. Metal (Cast iron). Cast iron pipes are an outdated solution for sewer systems. Cast iron is strong and durable, but it is much more difficult to work with: cast iron products weigh a lot, they are more difficult to cut and connect, and during operation they become dirty faster.

If necessary (when repairing or replacing the installation or its parts), plastic and cast iron pipes can be connected. The connection is made with the help of special adapters (flanges).

How to check if there is a drain pipe in the house?

If you are not building a house, but buying a prefabricated building, then it would be nice to find out if it has a riser for waste gases.

First, let's figure out what country life means to you? I assure you that the pictures that each of you drew in your head will be very different from the pictures of another person and, even more so, from reality? Why? Yes, because everyone’s experience of living in a private house is different. And my experience cannot 100% coincide with the experience of my neighbor. And, moreover, it cannot coincide with the experience of all your friends, acquaintances and relatives. 1. Most often, people in country life are afraid of the distances they will have to travel to work - school, kindergarten, store, hospital (underline what is appropriate). All houses and plots for the construction of residential buildings can be divided into 3 categories:

1) Houses in the city. Living in them usually does not cause any inconvenience in terms of transportation.

2) Suburb (5-30 km) from the city. Here, the time you will spend on the road is directly proportional to the kilometers away from your home from the city. Therefore, when choosing a house, you should immediately carefully consider whether a kindergarten-school in the chosen area is suitable for you. If not, what are the alternatives? Do all family members need to go to the city every day or not? Do you have a car or are you planning to buy one in the near future? Usually, if you have your own transport, there are no special difficulties after moving. Most people (and rightly so) mainly purchase food for several days in advance, choosing large supermarkets for this. And for all kinds of little things, today even in the most remote and crowded village there is some kind of two-by-two store with the necessary set of products. If you don’t have transport and don’t expect it, then the task becomes more complicated. Before moving out of town, I advise you to carefully study the most likely daily routes of all family members, find out the minibus schedule and the condition of the roads in winter - this will help you avoid disappointments later.

3) Far range (from 45-50 km and up...) Typically, such options are purchased not as permanent housing, but as a dacha, summer residence. Or for permanent living, if your job does not require you to be at your workplace every day. Very, very few people can overcome such distances every day.

2. The second most popular myth associated with country life is the lack of any amenities, hard labor in the garden, caring for chickens and cows. Remember, there is probably a person in your circle who once lived in a village and speaks with disgust about life in a private house. Here I would like to explain in more detail. What are these guys talking about?

  • The toilet is at the end of the yard. And if in summer it can still be called romance, then in winter it’s really cold.
  • In order to heat the house, you must first chop wood and then light the stove.
  • In order to prepare food, you must first bring water from the well. Regardless of the weather and health status.
  • Bathing is a whole ritual. After all, you need to bring many times more water from the well, and then heat it on the stove to the required temperature. And, pouring yourself from a teapot or ladle, perform the ritual.
  • Vegetable gardening is not fun. A vegetable garden is a real way to feed yourself and your family. And in some cases, this is also a way to earn firewood by selling surplus crops on the market. Therefore, everyone must work, from young to old.

And this round-the-clock barking at all people, cars, animals, insects, birds passing by? Dogs that sit on a chain all day from the age of one month cannot be adequate. Our closest neighbors are about 200 meters from our house. At the same time, I listen to their dogs barking day and night. Sometimes his owners interrupt him, shouting “Stasik! (yes, that’s the name of their dog) Shut your mouth!”… Next comes 5 minutes of untranslatable language, usually louder than a dog barking. What about feeding these animals? Is it worth explaining that in the modern concept of a “private home” all of the above delights are absent. Communications are the first thing you should pay attention to when buying a home. Any modern home should have hot and cold water, heating, and light. I would also add unlimited internet to this list. And I think most will add satellite TV, although personally we don’t watch TV at all. Of course, there are vegetable gardens in modern houses, sometimes ornamental vegetable gardens, like mine. But here everyone makes a decision for himself whether he needs it or not. Under no circumstances should you succumb to stereotypes - for me, like everyone else. Maybe this is not your path. But only following your own path will make you truly happy!

Oh yes! “What can you replace an angry dog ​​with?” you ask. Has anyone ever heard of such a miracle of human thought as a security alarm? Yes, yes, of course, everyone heard! What makes me laugh the most is that people always try to seem smarter than they are. After all, they watch smart programs on TV, communicate with smart grandmothers at bazaars, and know how to draw conclusions and conclusions. And they know for sure that a dog is a guard, and an alarm system is expensive. How expensive is it, did any of these smart people find out? Usually the answer is something like this: “Well, I won’t say for sure, of course, but Vasya said it’s expensive.” And I will say a little more than Vasya. We found out. We generally don’t know how to be bored) Yes, we don’t go to the movies or bowling so often anymore. But not because it’s difficult for us to spend an extra 20 minutes on the road. No. It's just not that interesting anymore. It’s much more interesting to invite friends to your place - it’s more comfortable here than in any cafe, cinema or club. After all, in a house at a decent distance from neighbors, you can arrange a vacation of any format - from cinema and barbecue to a pool with karaoke. It all depends on your imagination! You either want to live outdoors, have breakfast on the veranda and walk around the yard in a swimsuit in the summer, or you need the “rhythms of the metropolis,” 24-hour free access to bars, restaurants, clubs and crowds of people. Nothing else should influence your choice more than the feeling - yes, this is mine! Or vice versa - no, I can’t do that. Because when you go your own way and do what you and only you like, all the inconveniences seem small and insignificant and pale against the background of a state of absolute harmony with yourself and with the world around you.
