Series II-03 is nicknamed the people's Stalinist buildings, from which one can understand the approximate period of construction, as well as the nature of the housing. This is the second half of the last century, until the 60s. Usually the building is built of dark red brick, and after 1945 - of silicate brick; it was not faced. Series II consists of both standard housing with an improved layout and simpler ordinary housing. II-03 refers to the latter. Most often these were communal apartments, and the buildings themselves were erected near factories and factories, as well as on the outskirts.

Design features of the series and facade finishing

Load-bearing walls in the standard design II-68-03 are all external panels, longitudinal panels located between apartments, as well as partially transverse panels between apartments. The external and internal walls are strong concrete blocks with a thickness of 40 and 39 cm, the interfloor ceilings are hollow-core slabs (their thickness was 22 cm)

It is interesting that the houses of series II-68-03 do not have one-room apartments at all. In 2- and 5-room apartments of standard house design, fairly spacious kitchens are designed, but in some “three rubles” the kitchens remain cramped. All apartments in houses of type II-68-03 have separate bathrooms. Each apartment has hot and cold central city water supply, as well as natural exhaust ventilation. A significant drawback of these apartments, which cannot be corrected, is the low ceiling - only 2.48 m.

Layout features

This series presents houses from three to five floors with a different number of entrances, starting from one. There is no basement. All apartments on the third, fourth and fifth floors have balconies. The housing has a high ceiling height - 3 m.

Main features of buildings of series II-03

Buildings in this series usually have three to five floors, with several entrances; there may be no basement, in which case the ground floor has wooden floors. The main characteristics of the house include:

  • the main material used in construction is brick, of various types, locally produced;
  • wide landings with six apartments each;
  • most houses are equipped with a garbage chute, with a valve on each floor;
  • load-bearing walls made of brick or hollow slabs;
  • facing of facing bricks or tiles;
  • balconies start from the third floor;

The external walls of the house are made of concrete panel blocks, consisting of three layers, the total thickness of which is 30 cm. The internal walls are made of concrete blocks 39 cm thick. The partitions are made of 8 cm gypsum concrete. The floors are hollow-core reinforced concrete, 22 cm thick. Type of entrances: row and end. Number of steps in the entrances: in ordinary entrances - four double steps, in end entrances - 4.5 double steps. The cladding was done only at the entrance to the refurbishment area. External wall color: white, yellow. The roof is flat. The first floor of the house is residential.


In series II-68-03, house plans include 4 or 5 apartments on each floor. In houses II-68-03 the layout of the apartments is quite convenient. All rooms in two-room and three-room apartments are isolated. The ceiling height is 2.5 meters. The bathrooms are separate, the baths are standard, their length is 150 cm. Natural exhaust ventilation passes through the ventilation blocks, which are located in the kitchen and bathroom. Electric kitchens are installed in the kitchens. There are two high-speed elevators installed at the entrances: passenger and cargo-passenger. Smoke-free staircases have an airlock; there is no common evacuation balcony.
