Houses of the PD-4 series have been erected since 1996 and consist of ordinary, corner, T-shaped block sections in various combinations. The project provides apartments with an improved layout, with large areas of rooms and utility rooms. 3-, 4-, 5-room apartments have 2 bathrooms and a storage room. It is possible to install an attic floor in the house. On the first, non-residential floor, 3.3 m high, there are built-in lobbies with the possibility of entry and exit from any facade.

Why do you need to coordinate redevelopment in a PD-4 series house?

  1. You have a desire to fulfill everything according to the law in order to “sleep peacefully” in the future and be able to carry out any real estate transactions at any time (transaction, purchase and sale, donation);
  2. You urgently need to sell real estate, but the documents do not correspond to the actual condition of the property, and you lose money when selling;
  3. You need to get a loan secured by your real estate, but the bank refuses due to the presence of illegal redevelopment;
  4. You plan to rent out the property, but the actual layout does not correspond to existing documents;
  5. You want to be sure that there is no threat to the life of people and building structures when carrying out repair work according to the layout that you have outlined;
  6. You received a fine and an order requiring approval; redevelopment or the need to return the object to its original state;
  7. You are receiving complaints from neighbors and you want to remove the complaints.
  8. You want to be calm and not be afraid of fines and inspections on your premises.

Fuss around the living room: Affordable and with a twist

The owners of this apartment are a young married couple who lead an active lifestyle and love to receive guests. The interior style is quite modern, but devoid of deliberateness and aggressiveness. Such an environment is preferred by successful members of the intelligentsia (doctors, scientists, writers, journalists, artists). Often these people work at home, hence the need to have a comfortable, spacious office. The appearance of the home is determined by large, bright rooms, not cluttered with furniture. “Nothing superfluous” is, perhaps, how one can formulate the motto of this project. Open spaces, clear zoning, comfortable modern furniture, as well as warm tones of the walls and sunny color of the parquet give the home coziness and grace.

To expand the guest space and create a dining area, almost the entire load-bearing wall between the kitchen and living room is destroyed. And so that the structure of the building does not suffer, a massive beam is laid instead of a wall. At the ends it is supported by specially reinforced sections of the supporting structure, and in the middle there is a metal stand. Moreover, to evenly distribute the load, the rack rests on a metal channel running along the floor above the corresponding wall of the lower floor. Partially lowering the ceiling level in the living room helped solve two problems at once: masking the beam and installing spotlights. In addition, the plasticity of space has become more interesting. To hide the channel, we had to slightly raise the floor in the living room and kitchen. In the resulting “secret” space there is room for all communications.

Much of the former dark hallway is attached to the living room. For this purpose, two rectangular (in plan) columns were erected in place of the previously existing partition. They visually separate the hall space from the living room. A curved wall separates the front area from the dressing room and bathroom.

The area of the bathrooms has been increased: part of the corridor is connected to the bathroom, and part of the dressing room is connected to the guest toilet. New walls were built from gypsum concrete blocks. A very elegant semicircular wall made of colored glass blocks appeared between the bathroom and the corridor.

To create a comfortable office, we had to cut an opening in the wall of the living room and add a loggia to the living space. Where there was a loggia, the floor level has increased slightly. As a result, the workplace found itself on a kind of podium. The office was the only room where the radiator needed to be moved.

The kitchen sink has been moved slightly, so the communications have only been slightly extended.

The living room, bedroom, office and kitchen dining area have heated floors. Porcelain tiles are laid on top of it - the same impact-resistant ones as in the kitchen and guest toilet.

The walls are leveled and covered with structural wallpaper for painting (except for the office and “wet” rooms).

If double-glazed windows were not provided during the construction of the house, it makes sense to start the renovation by replacing the old window units. High-quality and inexpensive products from the Finnish company KLAVEA meet all the requirements of modern design.

The doors have been replaced with Italian door blocks with opaque glazing, creating the effect of handmade Japanese paper.

The bar counter in the kitchen is made according to the author's sketches, the rest of the furniture is purchased in the store. In the living room, the original sofa from the Spanish factory ESSEPI looks impressive in combination with the OMNIA display case (Germany). The rounded shapes of the sofa correspond to the compositional solution of the space. A coffee table made of glass and metal from the Italian company CASPRINI emphasizes the modern sound of the interior. Furniture from the German factory WAKENHUT, mats, curtain panels made of raw silk make the bedroom cozy and elegant.

The lighting of the apartment is designed in a distinctly modern style. German metal lamps with halogen lamps delicately fit into the interior, giving it charm and completeness.

Note. The table shows prices for basic finishing and building materials without taking into account the cost of work and other expenses.
